Terms of Use

1. Acceptance

By accessing or using Jameendar.com ("Platform"), promoted and operated by DeccanWave Labs (OPC) Private Limited ("Jameendar", "we"), you agree to these Terms of Use. If you do not agree, do not use the Platform.

2. Nature of Service

Jameendar is an information and technology marketplace. We do not own, sell, lease, broker, or guarantee any property listed. Transactions are between users. Listings are submitted by owners, agents, and developers who represent their own accuracy.

3. AI Outputs

Valuations, Trust Scores, HYDRAA / GO 111 / FTL distance readouts, document analysis and risk flags are AI-generated on partial public data. They are indicative signals, not legal, financial, valuation, or investment advice. You must consult a licensed advocate, chartered accountant or registered valuer before any decision.

4. User Obligations

• Provide accurate information when posting listings, alerts or bookings.
• Do not post fraudulent, misleading, obscene or infringing content.
• Do not scrape, reverse-engineer or overload our systems, including the MCP endpoint beyond documented rate limits.
• Comply with all applicable Indian laws, including TS RERA, IT Act 2000, IT Rules 2021, and Telangana registration laws.

5. Fees & Brokerage

Buyers and tenants pay zero brokerage to Jameendar. Optional paid services (Site Inspectors, deep document analysis, premium seller plans) are shown with upfront pricing plus GST before payment. Third-party agent brokerage, if any, is disclosed on the listing itself.

6. Government Data

RERA, Dharani, HYDRAA, Section 22-A and SRO data are sourced from Telangana government portals and may lag or contain errors. The official government version always prevails.

7. Intellectual Property

All Platform code, branding, "Jameendar" wordmark, Trust Score methodology and AI outputs are owned by DeccanWave Labs (OPC) Private Limited. Listing content remains owned by the posting user, who grants us a non-exclusive licence to display it.

8. Limitation of Liability

To the maximum extent permitted by law, Jameendar's aggregate liability for any claim arising out of Platform use is limited to fees you paid us in the 3 months preceding the claim, or ₹5,000 — whichever is lower. We are not liable for loss of profits, title disputes, encumbrances, HYDRAA demolitions, or third-party actions.

9. Termination

We may suspend or terminate accounts for breach, fraud, or misuse without prior notice. You may close your account at any time by writing to support@jameendar.com.

10. Governing Law

These Terms are governed by the laws of India. Courts at Hyderabad, Telangana have exclusive jurisdiction, subject to mandatory consumer forum rights.
